Project: DePiero Farms

The Shoppes at DePiero Farm is a 224,000 sq ft shopping center planned for a former agricultural and farm stand site in Montvale, New Jersey. The project incorporates the iconic imagery of barns and equestrian stables, characteristic of the surrounding area, into a modern retail development. The project is anchored by a 140,000 sq ft Wegman’s supermarket with 84,000 sq ft of additional shops and restaurants. The six retail buildings incorporate stone and natural wood accents complimenting traditional roof forms. The junior anchor building features a flat, sustainable vegetated roof.

Project: Congressional Plaza

Congressional Plaza is a 325,000 sf regional shopping destination located in Rockville, MD. Featuring a diverse mix of boutiques, national retailers, restaurants, and a grocery store, the property has been transformed to meet the needs of the surrounding community.

Project: Broadway/New Market Building
Client: South Broadway Properties, LLC/Chesapeake Real Estate Group

As part of the larger Marketplace at Fells Point development, the existing historic market buildings will be renovated and re-leased, bringing another layer to the retail experience along Broadway. In addition to renovation of the two existing markets, a brand new third market building increases tenant space and creates the appeal as a local shopping destination. Initial concepts for the third market building desire to create a landmark building within the surrounding historical context, using various materials, colors, and compositions.

JP2 completed the shell building for Federal Realty as well as the interior fit-out for A.C. Moore for this new 18,000sf structure at Willow Lawn, This building is the latest in a multi-year building improvement program to the property making Willow Lawn one of the most desirable shopping destinations in the area.

Project: Morgan State University
Public Safety Building

Client: Morgan State University

Looking to the future, Morgan State University, a Maryland premiere HBCU and fast-growing educational institution, is expanding their campus police and security department. As part of expansion, JP2 Architects designed a new 24,500 sq. ft. public safety building to accommodate office and departmental requirements, and provide new support, emergency operations, and detention facilities. The three-story building, located within a retail development southwest of campus, will be a 24/7 emergency facility with dispatch, roll-call, offices and crisis management functions. The building architecture is designed to fit within the context of the adjacent neighborhood while still maintaining elements of the nearby cutting-edge campus buildings.

Project: Morgan State University Ballfields/Concession Stands

A new NCAA Women’s Softball field and field house will be designed for Morgan State University. The field house will include locker rooms, a concession stand, a training room, and restrooms for the public. The stadium will hold 210 fans and have an observation deck for coaches and press. All facilities will meet NCAA Division I requirements

Project: MICA Campus Bookstore
Client: Maryland Institute College of Art

The updated 4,500 sq. ft. MICA campus bookstore was relocated from a different area on the school's campus to be in a more prominent and central location while incorporating a modern design aesthetic to work with existing surroundings. Remodeling for the project includes a sales floor with a rotating art market featuring pieces created by MICA students, faculty, and alumni, as well as local artists unaffiliated with the school. New finishes evoke an industrial feel with a concrete floor product, exposed wood trim, and a cedar soffit on the exterior while larger storefront openings transform the space to increase natural light. Since the bookstore was an existing building, architectural design challenges included modifying large existing trusses and utilizing light and dark paint to direct visual focus to products on the sales floor.

Project: John Eaton Elementary
Client: District of Columbia Public Schools

Eaton Elementary is a Pre-K through grade 5 school in the Cleveland Park area that consists of a group of existing buildings built between 1910 and 1980. The proposed renovations include renovated entrance, and a 34,000 sf expansion along 33rd Place NW. Placing the new expansion along the north edge allows the building to terrace down towards the neighborhood and allows for an outdoor educational space for the relocated library. Also, the architecture speaks with the historic buildings using similar materials and maintains the historic window pattern and rhythm for the classrooms. The new entrance is a welcoming and inviting gathering space during school events and daily activities. The proposed architecture is minimal with a glass enclosure allowing the façade to fade into the background giving the focus to the activities within. The second level cantilevered floor contains proposed art rooms allowing ample natural light, filtered through ivy screen walls into the creative classrooms.

Project: DC General Hospital

ISTUDIO-JP2 led the A/E team in the design of this multi-phase campus improvement project. Work includes building systems upgrades, selective deconstruction, and campus-wide infrastructure planning. Rehab of the existing Department of Corrections facilities included decoupling the buildings from centralized utilities. The A/E team designed stand-alone HVAC systems and architectural improvements for over 200,000 sf of high security buildings. The architects led the approach to selective deconstruction of over 700,000 sf of buildings and utility infrastructure with AMT civil engineers. The engineers were instrumental in obtaining DOEE and DC Water approvals challenges and execute the project on a fast-track over the course of the spring and summer months of 2018.

Project: DC Infrastructure Academy

An unused elementary school was transformed into a healthy learning environment for adult vocational education. Classrooms and office space accommodate DC Infrastructure Academy programs that provide infrastructure jobs counseling and training. The ISTUDIO-JP2 Architects team reconfigured interior spaces and upgraded existing building systems to meet current building standards. Educational interior design elements included partitions with vibrant graphics and industrial materials to create spaces in the Great Hall for security, orientation, and counseling. Classrooms are finished with durable materials and the latest technology for jobs training in utility fields. The team worked closely with the Department of Employment Services on the Phase 1 design, permit, and build on a fast track that met deadlines for the mayor’s initiative.

 

Project: Chevy Chase Community Center

The project is the renovation and expansion of the existing Chevy Chase Community Center that is a key component of the urban fabric to the DC area. The existing center is a 3-story, 32,000 sf facility situated along Connecticut Avenue. The proposed design addresses some of the key challenges which include giving the community center a corner street presence, simplifying the circulation, addressing the accessibility challenges, and creating both an indoor and outdoor environment that is inviting and flexible. Resolving these challenges in a sustainable and artful way, allows the facility to promote DPR’s mission to promote wellness, conserve the environment and provide universal access.

Project: Ward 8 Temporary Housing

The inspiration for this project is rooted in the comfort, healing and lifting up of the human spirit through architecture and interior design. The use of natural light, natural materials and art are integrated into the architectural concept design for the Ward 8 Shelter. As you approach the building by foot or vehicle, we envision a series of inspirational messages that signal a welcome to a place of respite. During this approach, you will get glimpses of the glass stair tower with vertical accents that inspire an upward movement to remind us of the climb required to make the world a better place for all. At the top of the stair tower is a sacred garden for which we strive to attain.

Project: 14th Street Family + Support Housing

The design for the temporary + permanent housing provides 50 families with shared places and outdoor connections for a sustainable and resilient facility. Situated on the east lot line along 14th Street, a new public plaza provides an entrance for the existing Recreation Center directly off the street. Covered by the two housing masses above, the plaza provides visible public space with seating, play area, and possible water feature. The housing units on double-loaded corridors and L shape allows daylight and outside air to all units. Two rooftop gardens and the community room are separated from street activity for privacy, with rooftop city views. Concrete slabs and columns are bookended by concrete end walls with grand exterior stairs and overlooks. The structure lends itself well to a panelized wall system made up of pre-fab panels and glazing. The façade speaks in a similar language to the new apartments and condos to provide a dignified DC housing facility.

Project: The Apartments at Westown

This master plan for a new residential community in Middletown, Delaware includes over 270 residences spread over 5 buildings. The site plan features a central communal green space linking all the buildings sharing a linear park with multiple fountains, a concert pavilion and formal gardens. The overall community includes amenities such as enclosed parking, a multi-level club house with multiple pools, a tot-lot, dog park, recreational ball fields and a dedicated barbeque/picnic pavilion.

Project: Potomac Mills Mall - Entry
Client: Simon Property Group

In conjunction with the Potomac Mills - Saks relocation project in Woodbridge, VA, JP2 relocates the mall entrance and corridor that are overtaken by the new Saks Off 5th store, to slightly further west, allowing continued mall access for patrons. Along with the new entrance, a new vestibule and signage canopy are added, incorporating materials that match the renovated main entrance. The new entrance and associated corridor also receive new ceramic tile flooring and a carpeted seating area to provide an inviting entrance.

Project: Huntington Avenue
Client: A&R Development

Designed as a mixed-use 220 unit apartment building in proximity to the Washington D.C. Metro, the Huntington Avenue project promotes urban style growth in a satellite metropolitan hub. Ten stories of one and two bedroom market-rate luxury apartments sit atop an embedded parking garage and 7,000 sq ft of ground floor retail. To best integrate the project into the surrounding context, stacked “two over two” condominiums occupy the back edge of the site, creating a transition into the neighborhood of single family detached style homes. The overall development exemplifies transit oriented design sitting adjacent to the existing Huntington Metro Station.

Project: Dundee Nature Center
Client: Baltimore County Department of Recreation and Parks

This nature center lies embedded within a larger master plan for Marshy Point Park, the fragile peninsula of land between Dundee and Saltpeter creeks on the Northern Chesapeake Bay. Built for the Baltimore County Department of Recreation and Parks, the facility provides park visitor orientation, exhibit and teaching areas as well as staff and research space.

Project: Sao Jose Horizon CAC 2
Client: Construtora Sao Jose/Jorges Participacoes

This complex master-planning project is located adjacent to and includes the Globo Headquarters in Sao Paulo, Brazil. The masterplan both re-images the existing eight story building as well as planning for the future construction of up to five new office towers containing 190,000 m2 of office space, and 10,000 m2 of street and plaza retail. Over 5,000 parking spaces are housed in below and above grade garages. The project massing creates several unique keynote buildings, making this an attractive location for international corporate headquarters.

Project: Novo Mundo

Located in the Goias province of Brazil, the Valley of Novo Mundo is large parcel of land planned as the first mixed-use development in Goiania. The JP2 masterplan includes over 1,100 condo units, two hotels, an office tower, and retail tenants. The central park is designed to be an extension of a natural spring that currently exists on the site. The project is strategically planned to be developed over time, meeting the needs of the market.

Project: Nottingham Commons
Client: Corporate Office Properties Trust

This new development maximizes land use by combining lifestyle retailers with new luxury apartments in White Marsh, Maryland. The project creates over 400 new high-end residences with feature amenity spaces, secured parking and walking trails. The residences share the site with new restaurants and cafes as well as convenience retailers. The project is within walking distance to existing shopping destinations such as the Avenue at White Marsh and White Marsh Mall.

Project: Hunt Valley Residential

JP2 collaborated with the Akridge Development team in this masterplan for the Verizon Office Building Site in Hunt Valley, MD. The masterplan includes 584 apartment units with a club house and full amenities. The plan preserves the existing Verizon Substation on site.

Project: Brickworks
Client: The Wormald Companies & Greenberg Gibbons

The development of a 65 acre former brick yard into a mixed-use community, the Brickworks masterplan includes retail, restaurants, hotels and residential properties. The plan combines uses to create a walk-able core as well as major retail areas, capitalizing on the site's interstate road frontage.

Project: Belmont Park
Client: Extell Development Company

The project on New York’s Long Island is a mixed use master plan including retail, restaurants, entertainment venues, office, hotel and residential uses. The new development is centered near the existing Belmont Park Grandstand with a lifestyle shopping district complete with amenities and over 800 new residences. The development also proposes to extend the existing train station to a year-round commuter stop with 3 new residential towers above the existing platform.

Project: Bay Bridge Marina
Client: Brother's Property Group

This master plan envisions infill development for the Bay Bridge Marina, located just off Route 50 on the eastern end of the Chesapeake Bay Bridge. The existing 50 acre property is includes a 325 slip marina, 16,000 sq ft boat maintenance facility, and four office buildings, including a yacht club and pool. JP2's master plan proposes to create a true mixed use village with the addition of waterfront residential buildings, retail, additional office space and an Inn all oriented around the harbor basin.

Project: Arbor Walk

Located along the MOPAC highway corridor in Austin, Texas, The Shops at Arbor Walk features 625,000 sq ft of retail, complimented by department stores, large format retailers, and clusters of restaurants overlooking lakes at either end of the site. The masterplan ties the structured parking directly into highway access.

Project: Jacksonville Volunteer Fire Department
Client: Jacksonville Volunteer Fire Department

JP2 Architects completed the institutional architecture design effort for the complete renovation of Baltimore County Fire Station #47 for the Jacksonville Volunteer Fire Company. The interior design plan for the commercial space called for the complete repurposing of institutional space including all new individual bunk rooms, new fitness area and restrooms as well as expanded and renovated lounge and kitchen areas. The renovation also consisted of design updates to the exterior of the station for a modern and fresh building in the Jacksonville community.

Project: Flour House
Client: RWN Development Group, LLC

JP2’s conceptual design for a collection of urban lofts focuses on incorporating the existing rich backdrop of exposed brick and timber frame structure in the historic Flour Warehouse in downtown Baltimore. With retail space on the street level and studio and one bedroom dwelling units above, the Flour House will fill a growing niche in the market for contemporary urban living.

Project: Aloft Chantilly
Client: AMPAC Group

A new brand offering by Starwood, Aloft brings a focus on design to the limited service segment of the hotel industry with an emphasis on accessible technology and guest comfort. The Chantilly Aloft will be one of the first ground-up structures for this new lifestyle brand of hotels. Both the pool and fitness club are key elements in the Aloft prototype; the pool house structure requires coordination with the county to meet their standards. With one hundred and forty-four rooms, the hotel measures 71,000 sq ft and is situated a short distance from the Dulles Airport.

Project: Tengzhou
Client: GMI Retail Group, Ltd

Located in a growing city of 1.5 million people in the Shandong province of northeast China, the Tengzhou mixed-use project envisions three office towers, three residential towers, and a hotel atop of a four level podium of retail, restaurants and entertainment. Located on an urban site, the project includes a linear promenade along its frontage, with multiple pedestrian entries. Parking and a hyper-market are accommodated below grade. The project offers a modern, international design for this burgeoning city.

Project: Arundel Mills Corporate Park

The overall site contains two mixed use, office over retail, buildings and several pad sites adjacent to Route 100 and the Arundel Mills Mall. This phase one building includes green design features comprising under floor air distribution with raised access panels, exterior sunscreens, and locally harvested materials for interior fit-outs.

Project: Prometric
Client: Prometric

The Prometric World Headquarter occupies three floors of the First Mariner Tower in Baltimore. JP2 worked with Prometric to create a showcase library that could be used as a gathering /meeting place for employees and visitors. The library was designed to be flexible with movable bookcases and seating. The design utilizes high seating for informal gathering along with natural light to create a contemporary design for use in today’s electronic world.

The new office layout to the existing office space creates open floor plan workstations using a benching system with a low private wall. The reception area, break room, informal meeting room, and working areas are all organized within the existing 2,400 square foot office. Materials and colors were selected to bring a warm and contemporary feel to the work spaces. An accent wall featuring a word search puzzle stimulates and enlivens the office environment.

Project: Merriweather Post Pavilion
Client: The Downtown Columbia Arts and Culture Commission

Originally designed by renowned architect Frank Gehry, Merriweather Post Pavilion is one of the highest rated amphitheaters in the United States. Phase 1 renovation included newly constructed restrooms and concessions stands, and was fully open for the 2016 season. Phase 2 renovations of the entertainment space included demolishing the stage and back of house areas and rebuilding them to evoke a modern feel and entice new bands to perform at the outdoor amphitheater. As this is an active concert venue, JP2 Architects worked closely with the contractor to ensure project completion in the off-season. This phase of the project was open for the 2017 season, and is also available to reserve for private events.

Project: Sao Jose Horizon CAC 1:

This mixed-use development in Brazil's largest city, consists of five office buildingd, one "Class A" corporate building, loft style offices, and a retail center. The project is located a couple blocks off Marginal Pinheiros and totals 38,000 sq meters of GLA. JP2 was engaged to assist the client in making planning revisions to the project and to create an exterior image and identity for the project that will be unique in the office marketplace.

Project: The Dorothy J
Client: Commercial Development

Located in the Central Forest Neighborhood in northeast Baltimore City, The Dorothy J Apartments is the renovation of a 3-story, 44,000 square foot apartment building. Built in 1962, the existing building consisted of 44 residential units but fell victim to a fire in early 2006, leaving only the shell intact. JP2’s design modernizes the unit layouts to include updated open kitchen plans, a second bathroom in 2 bedroom units, and laundry facilities within the units. This is achieved while maintaining a 44 unit count within the existing shell of the building and providing fair housing compliant units on the first level. The exterior design is upgraded to set the building apart from similar surrounding properties while maintaining a construction budget that allows the owner to provide affordable housing to families with limited income.

Project: Ellicott's Retreat Clubhouse
Client: Ryan Homes

The Ellicott’s Retreat Clubhouse is a one-story wood-framed community clubhouse located centrally to 10 townhome buildings in a 55+ residential community. JP2 Architects designed the exterior of the clubhouse to integrate well with the more traditional residential homes surrounding it, while the interior adds a more clean, contemporary feel. The clubhouse’s great room is a gathering space with an adjacent kitchen and covered porch. Beyond the covered porch is a firepit for outdoor gathering. Also included in the interior design are a business meeting room and fitness space, including elliptical machines and space for yoga and aerobics instruction.

Project: Chesapeake Bay Beach Club

An eclectic bayside banquet and event facility, the Chesapeake Bay Beach Club hosts weddings and corporate events using a combination of banquet and ballrooms, as well as open-air tavern, terrace and lawn venues. JP2's designs include both the creation of a new 7,000 sq ft banquet room with rooftop deck and an expansion of the existing Tavern Ballroom. All spaces contain bars, kitchen service connections and storage spaces. Work also includes a new outdoor lawn and a new primary entrance for the facility.

Project: Concept Hotel

JP2’s concept for a conference center hotel in mid-Maryland was inspired by a neighboring natural area and the ability to extend the existing green space up and into the proposed hotel. The hotel will feature over 250 guestrooms, 15,000sf of meeting space and multiple fine dining venues. The project is expected to be at the forefront of environmentally sound design.

Project: Crosswinds Resort

Proposed as the premier destination hotel in the Mid-Atlantic region, the design for the Crosswinds Resort combines both an indoor waterpark and state of the art conference center in this world class facility. The resort’s 700+ guest rooms provide visitors elegant accommodation as they enjoy the waterpark and spa, gather in its over 20 meeting rooms and oversize ballroom, and stroll the resort's offering of shops and restaurants.

Project: Hendler Creamery

The concept for the adaptive re-use of the historic Hendler Creamery building, located in the historic Jonestown area of Baltimore, MD, features 250 units with 15,000 sq ft of retail along Baltimore Street. The project includes exclusive amenities such as multiple outdoor courtyards, a pool deck overlooking the Baltimore skyline, basketball courts, and a yoga studio. JP2’s challenge is designing a contemporary multi-family building that does not detract from the surrounding historical context, but presents the occupants with a captivating experience showing views of the downtown Baltimore skyline.

In an effort to assist with fund-raising, Commercial Development requested JP2 to create a vision for a new 50+ suite as a new home for the Ronald McDonald House in Baltimore, Maryland. JP2 derived a modern aesthetic from contextual materials of the surrounding historic community in an effort to create a warm and inviting environment for guests.

Project: The Shops at Riverside - AMC Addition
Client: Simon Property Group

The Shops at Riverside is an upscale , enclosed shopping center in Hackensack, N.J. first opened in 1977. With the closing and take-back of a three-level Saks Fifth Avenue department store, JP2 was retained to fully convert the building into shops, restaurants, and a new flagship luxury AMC multi-screen theater. The 1,100-seat theater facility occupies the upper level of the former department store building. The AMC required demolition and reconstruction of the upper floor with the roof at a higher level to accommodate the theater stadium seating. The entire building was stripped to a structural frame and brought up to current requirements for life safety. JP2 worked closely with AMC to integrate their requirements for projection mezzanines, acoustics, and other vital aspect essential to their new luxury cinema offering while still allowing restaurant and retail tenants including Cheesecake Factory and Barnes & Noble to occupy the lower level.

Project: Q Street Hostel

This four star hostel is an exciting new brand concept being introduced into major metropolitan areas to fill a market niche for affordable but high quality hostel rooms. The open plan lobby and amenity spaces include a movie lounge, recessed putting green and a high-style ‘grab and go’ kitchen & dining area. The prototype version proposed for a site in southwest Washington, D.C. is a five-story, five hundred bed building that includes amenities such as a roof plaza, entertainment venues, and a bicycle rental program. Each hostel is envisioned as a minimum LEED silver building.

Project: Rockville Town Square

JP2 Architects designed these modern, loft style apartments to infill vacant retail space along secondary and tertiary streets restoring a vibrant and pedestrian-friendly street level. These multifamily housing units feature street entries with 20–24-foot ceiling heights, open floor plans, and exposed brick interiors.

Project: Staten Island Mall - Sears Conversion
Client: Brookfield Properties

The conversion of the Sears at Staten Island includes downsizing the two-story anchor tenant to 39,500 sf on the first floor. This will allow for a variety of tenants to be included in the modifications to the anchor box. The German grocer Lidl will be the adjacent tenant to the downsized Sears; alterations to the upper floor will include the global retailer Primark. The space previously occupied by the Sears Tire, Battery, and Accessories has been converted into an outward facing space for The Container Store.

Project: Potomac Mills Mall - Saks Fifth Avenue

The Saks relocation at Potomac Mills Mall in Woodbridge, VA moves the existing Saks Off 5th store from the North side of the mall to the more recently renovated South side, replacing two smaller stores and an existing corridor. The new location provides a new sales floor and additional storage space in a more highly desired location. New entry points and storefronts provide access into Saks Off 5th from both inside and outside of the mall.

Project: Wye River - Aspen Institute

The site of the historic Middle East Peace Accords in 1998, the Aspen Institute's Wye River campus is planned for expansion to include a new conference center with additional guestrooms and other amenities. JP2 provided master planning and entitlement representation, gaining approval from Queen Anne's County, Maryland. The plan respects the original neo-classical estate home architecture and associated colonial gardens.

Project: Herrington Harbour

A redevelopment of the Inn at Herrington Harbor South, and the development of a new Banquet Hall, this concept / project master plan includes removing an existing Inn containing 43 rooms on a site at the water’s edge and replacing it with a state of the art, upscale 60 room Inn. In addition, the scheme includes the creation of an architecturally compatible banquet hall building to support the on-going catered events at the site. The architecture is at once both casual and elegant, in keeping with its ‘yacht club’ setting.

Project: The Mall in Columbia Sears Conversion
Client: Brookfield Properties

The renovation of the Sears at the Mall in Columbia includes downsizing the existing 147,520 sf two-story anchor tenant to 72,495 sf of first floor space with interior and exterior upgrades. Additional changes to the lower level include reworking the existing loading dock area for shared use by all the tenants. Modifications to the upper level include a new façade and plaza area on the north side of the building. The 79,270 sf interior modification on the upper level will accommodate three future tenants including Barnes & Noble, Main Event Entertainment (featuring bowling, laser tag, video games, billiards, and a full service restaurant) and Uncle Julio’s Mexican Restaurant.

Project: Jefferson Valley Mall

Simon Property Group engaged JP2 to renovate the 720,000 sq ft Jefferson Valley Mall. Renovations focus on a new exterior image for the center achieved by the removal and rebuilding of much of the north facade, to create a new ‘lifestyle’ line-up of outward facing restaurants and retail. The design aesthetic draws from the natural vernacular of the Hudson River Valley and includes stone and natural wood. A new mall entry amid this new facade leads directly to the newly configured food court. Other renovations include a complete redesign of existing entrances and converting a former lower level cinema into a national sporting goods retailer.

Project: Westfield Annapolis - Family Amenities

The initial phase of JP2 Architect’s flagship renovation for Westfield’s Annapolis Mall included renovations to the existing family amenities. All restrooms and family room facilities were upgraded to a 'hospitality' level interior design. Proximity to the Chesapeake Bay and heritage of nautical and waters’ edge motifs heavily influenced the project.
