This mall renovation and three story expansion accommodates the addition of a new Nordstrom store. The expansion includes 140,000 sq ft of new boutiques as well as a 90,000 sq ft anchor tenant. The existing center’s full renovation re-establishes its place as the premier shopping destination in South Boston. As part of the larger renovation and expansion project, the food court has varied arrangements for up to 575 customers. Warm wood accents in multiple tones, along with lounge seating groupings along a full height window wall, impart a comfortable, residential quality.

The Shops at Kenilworth is a 142,000 sq ft shopping center in Towson, MD that first opened in 1979. The project comprises of a $20 million renovation to modernize the center and create a more pedestrian friendly shopping experience. The full interior renovation includes updates to handrails, restrooms, flooring, lighting, and wayfinding signage. The project also includes an addition with a wine bar, several more restaurant tenants, and a relocated and expanded Trader Joe's grocery store.

Project: Busboys and Poets

Busboys And Poets in Downtown Columbia is a two-story 7,000 sf restaurant and bookstore that is projected to open spring/summer of 2021. The nearly 400 seat location will be, founder and CEO, Andy Shallal’s 8th and largest location. The shell building, also designed by JP2, provides a second floor terrace that will be activated with outdoor seating that overlooks Color Burst Park at Merriweather District, a park that provides year round activities for the community. In addition, the restaurant is adjacent to Merriweather Post Pavilion, offering patrons a space to mingle and relax before and after shows. The restaurant’s interior was designed to embrace the eclectic and unique atmosphere that Busboys And Poets is known for. Creating a space where community could be cultivated was imperative, and the JP2 team worked closely with Shallal to achieve this. The interior spaces include a bookstore, several dining areas , two bars, one at each floor, a private dining room, and room for private events, reading, open mic nights, and other programing – just about something for everyone.

Located in Historic Fells Point, Baltimore, MD, these new urban lifestyle apartments feature open rooms maximizing exterior daylight and views. The bulk of the units open onto a private courtyard space complete with fire pits and water features. Many of the units are rehabbed historic buildings from the late 1800’s with large windows and unique special features. The apartment buildings have direct access to over 100 community retail and entertainment venues on the Fells Point waterfront. In addition to the private courtyards, the project also features a club room, lounge, fitness center, and secured parking for the residents.

Client: The Aspen institute

The site of the historic Middle East Peace Accords in 1998, the Aspen Institute's Wye River campus is planned for expansion to include a new conference center with additional guestrooms and other amenities. JP2 provided master planning and entitlement representation, gaining approval from Queen Anne's County, Maryland. The plan respects the original neo-classical estate home architecture and associated colonial gardens.

Project: Merriweather Post Pavilion
Client: The Downtown Columbia Arts and Culture Commission

Originally designed by renowned architect Frank Gehry, Merriweather Post Pavilion is one of the highest rated amphitheaters in the United States. Phase 1 included newly constructed restrooms and concessions stands, and was fully open for the 2016 season. The Phase 2 renovations included demolishing the stage and back of house areas and rebuilding them to evoke a modern feel and entice new bands to perform. As this is an active concert venue, JP2 worked closely with the contractor to ensure project completion in the off-season. This phase of the project was open for the 2017 season, and is also available for reserved private events.

The project draws its character from the history of its site, a former Solo Cup manufacturing plant in Owings Mills, Maryland. Nestled in the Remington neighborhood of Baltimore City, the Service Center will replace an existing building to provide nearly 10,000sf of commercial space, 14,000sf of office and 64 residential units. This mixed-use development is focused towards community service, providing opportunities for rent-reductions for tenants who complete community service hours.

Project- Jefferson Square at Washington Hill

Immediately southwest of the Johns Hopkins Hospital clinical towers, this mixed use development combines 300 residential units, 30,000 sf of retail and 450 structural parking spaces. The design for the project features loft apartments on the upper floors, a roof top pool and amenity spaces that overlook Fells Point and downtown Baltimore.  A significant effort was made to respect the row house community by providing walk-up apartment units along the street and creating a heavy cornice at the second story to create a more pedestrian friendly environment. The project was designed to have a sister building to the south and create a shared urban court between the buildings. 

Project: Merriweather District
Client: Howard Hughes Corporation

The Merriweather District is a vibrant live/work community on a 68 acre piece of land in Downtown Columbia. Located adjacent to Merriweather Post Pavilion, the project encompasses a full build out with over 750 residential units, approximately 1.2 million sq ft of office and 185,000 sq ft of retail shops and restaurants on about 22 acres. Project components are centered around an active public park that will act as the district's center for activities including concerts, outdoor dining, ice skating, and other civic programming. Paths and walkways will tie the area together and connect to other areas of Downtown Columbia, including a natural conservation area. The district is the first LEED Neighborhood Development v4 in Maryland and only the second development to achieve it on the East Coast.

Project: JP2 Dillon Street

The new corporate home for JP2 is an adaptive re-use of a former day care facility in the heart of the Canton Community. The former building was demolished down to a bare shell and reconstructed with all new energy efficient systems and environmentally friendly materials. The office features all LED lighting, new roof-mounted Sola-tubes as well as a new 1,400 sf mezzanine overlooking the open office environment below. The office was honored with a LEED Gold rating shortly after opening in the summer of 2016, just in time to celebrate the firm’s 10th anniversary.

The Shops at Riverside is a 674,416 sq ft enclosed shopping mall in Hackensack, NJ that first opened in 1977. Catering to the surrounding affluent suburban areas, shoppers are drawn to the mall for its upscale offerings and restaurants. Project updates include a 248,000 sq ft addition of retail and dining space, re-purposing of the former Saks space as a cinema and dining-entertainment complex, as well as a new concourse linking the north corridor to the south corridor.

Project: Southdale Mall

A 1.3 million square foot mall located in Edina, Minnesota, Southdale Center is owned and operated by the Simon Property Group. Dating from 1956, the center is noted as being the oldest enclosed mall in the United States. JP2’s renovation of Southdale Center respects the mall’s original mid-century modern design while updating and positioning it for the future. Exterior renovations provide new and renovated mall entrances, as well as the addition of a new food court entrance with a porte-cochère for Minnesota’s inclement weather.

Interior improvements include a new food court with seven tenants and seating for 400, new public amenities including a play area for children and new restrooms, as well as all new finishes and furniture throughout the centers’ concourses. The Grand Court was similarly upgraded with new wood columns, ceiling treatments, lighting and furnishing all reminiscent of the original mid-century designs by Victor Gruen. A new way-finding and signage program, as well as upgraded lighting are also incorporated.

The award ceremony was hosted by the AIA Baltimore at Chesapeake Bay Beach Club, a project also designed by JP2 Architects. Southdale Center is located in Edina, Minnesota and is the oldest enclosed mall in the United States.

Southdale Center in Minnesota, the oldest enclosed shopping mall in the United States, is chosen as the 2014 Silver Design and Development Award winner! The exterior renovations to the 1956 mall include new and updated mall entrances. Interior renovations feature a new food court, new public amenities, new restrooms, as well as new finishes and furniture.

Featuring 100,000 square feet of redeveloped space, Northwood Commons will provide Hill Road, Original Northwood, New Northwood, and Morgan State University with transformed retail, restaurant, and service options. The addition of a Lidl grocery store will provide access to fresh ingredients for hundreds of families, while a Barnes and Noble will become Morgan State’s bookstore. The addition of national restaurant chains, such as Chipotle and IHOP, as well as other amenities, will make Northwood Commons a one stop shop destination for the neighborhood.

Project: TMIC Plaza Refresh

The Lifestyle Center at the Mall In Columbia is a collection of shops and restaurants around a large courtyard space.  It is almost entirely surrounded by the enclosed component of the mall with limited direct access or visibility from the parking.  As a result, the volume of pedestrian traffic through the Plaza is low .

JP2, along with Studio H2G, developed a series of improvements to create a sequence of active vibrant spaces that serve both the needs of the retailers and the larger Columbia community.  A massive water feature which was an impediment to pedestrian flow is to be replaced with a wide terraced lawn space with a stage for live or televised events.  Beyond the lawn the Plaza is transformed with new landscape and hardscape and a series of small pavilions with feature paving, soft seating and specialty lighting.  At the far end of the Plaza is a grand pavilion with a tree-like structure which will accommodate larger gatherings and features customized pendant light fixtures.

The tenant storefronts in this area are to be upgraded with new materials, awnings and signage and the mall entrances will also be enhanced with cut metal screens, new lighting and signage as part of an overall strategy to improve the entrances throughout the center.

Client- ReThink Community

JP2 created a  concept for a mixed-use building in the Friendship Village neighborhood, adjacent to the Mercedes-Benz stadium in Atlanta, GA. This building provides affordable housing for the community and includes a 35,000 sf recreation center on the first level, and 4 levels of senior housing above. Private balconies and rooftop terraces provide additional amenities for the residents.

Project: Pike 7

Pike 7 Plaza is an open air retail center just outside the Washington DC beltway in Tysons, Virginia. The project includes 170,000 square feet of big box retailers, small shops, and numerous restaurants and cafes.  The recent development of a collection of food and beverage tenants in an eye-catching building on the prominent corner of the site and the introduction of a Lidl grocer prompted the Owner to consider a refresh for the balance of the project.

While the larger tenants will be responsible for their own elevation upgrades, JP2 was tasked to make improvements to the facades at the in-line tenants and to create some memorable visual accents.  The addition of new colors and materials will transform the look of the existing façade and a new open frame tower structure will replace the current heavy mass at the entrance to the existing public courtyard. This will provide a landmark for orientation as well as an invitation to venture into the space beyond where there will be both casual seating and outdoor dining.  A trio of smaller existing towers will be re-clad with contemporary materials and upgraded lighting and landscaping will create an atmosphere where visitors will want to gather and shop.

Gaithersburg Square is an existing community retail center near Washington DC. JP2’s work included improvements to the building facades and public spaces. The design solution gives a fresh look to the shops while new trellises and landscaping create distinct seating areas for several restaurants. A plaza with a fire pit, built-in benches and landscaping creates a community gathering place in the heart of the project while new lighting and signage add a unique quality to the improvements.

Ellisburg Shopping Center, located in Cherry Hill, New Jersey, is an existing retail center with a long history in the community.  Boasting a variety of shops, restaurants and a Whole Foods grocery store the project continues to be a major destination for the residents of adjacent neighborhoods. 

One major goal of the proposed canopy façade renovation was to increase the project visibility from the surrounding highways.  The solution was to develop a collection of strong roof forms that would stand out against the skyline and attract more shoppers and diners.

The use of contemporary forms and materials highlight the individual retail offerings and provides the visitor with a varied and exciting mix of visual statements.  Unique canopies, awnings and abundant landscaping help to define smaller gathering spaces and enhance the overall shopping experience.

Project: Ellisburg Shopping Center Pad restaurant

Ellisburg Shopping Center in Cherry Hill, New Jersey is a retail center with a long history in the community.  Boasting a variety of shops, restaurants and a Whole Foods grocery store the project continues to be a major destination for the residents of adjacent neighborhoods.

The proposed pad restaurant required the removal of a gas station and extensive site work. The design of the new building massing, the varied material palette and the trellised outdoor dining patio will enliven the street edge. The new restaurant will enhance the center and draw visitors to the project by providing  additional food and beverage offerings.

Building upon the success of 3511 Clipper Road, 3535 Clipper Road is a new, ground up 4 story, 27-unit, wood framed multifamily residential building in the historic Baltimore neighborhood of Woodberry. This development will provide an attractive and safe housing solution within a vibrant, eclectic community and reinforce the City of Baltimore’s desire to develop land that encourages community development around existing transit networks. The building includes mostly efficiency/studio units. The immediate outdoor amenity spaces include an enclosed bike storage area and secluded tenant exterior patio, as well as a café located in a shipping container with a community plaza. Residents also have access to the club room and exercise room in 3511 Clipper Road.

JP2 converted an existing pad retail space into a new national restaurant chain at the Ellisburg Shopping Center in  Cherry Hill, New Jersey. This 3,000 sf restaurant will complement the food offerings within the existing community center.  JP2 worked extensively with the local Design Review panel to ensure the modern facades would relate to the existing community. The restaurant is slated to open in the summer of 2022.

305 West Franklin Street is a new, ground up, 84-unit multifamily residential  development located in the heart of downtown Baltimore between Mount Vernon and the Bromo-Arts district. This building will have five levels of apartments over two levels of parking and will feature amenity spaces including a sky lounge overlooking downtown Baltimore, a skylit fitness room and a ground level feature retail tenant.   Construction is slated to begin shortly with delivery in Spring 2024.

This townhouse community offers the best of both worlds; nature and convenience. You can walk to your favorite retail shops, restaurants and grocery store as well as to the park, trails and ball fields along the Monocacy River. This project draws upon the rich architectural history of Frederick, yet provides contemporary conveniences in the 200 plus townhomes.

Villa Apartments at Turf Valley - Ellicott City, MD

The Villa Apartments are located right in the heart of Turf Valley and have views to the surrounding resort and community. The five buildings will total over 180 apartment units that will be brought on-line in phases. The clubhouse will be a unique feature for the residence and will house the leasing office, exercise room, business center, entertainment room, and a host of other amenities. The Villa Apartments aim to attract high end tenants and provide an experience in keeping with the excellent reputation of Turf Valley.

Southern Streams is a 5 story, 123,000 sf heath & wellness center for the Broadway East neighborhood of Baltimore. It is planned to house a new library, health clinic and the corporate headquarters for the Mary Harvin Transformation Center. This building is more than just ‘bricks and mortar’ to the neighborhood, it is the center piece of a masterplan and represents hope and healing for a neighborhood that has suffered greatly and until now has not participated in the current economic expansion.

The Gourmet at Kenilworth is a 5,500 sf restaurant next to Felipe’s at the Shops at Kenilworth. It is a local enterprise that will be the second location for Craig Rinkerman of Catonsville Gourmet. JP2 designed the interior fit out to enhance the upscale coastal dining experience which includes a raw oyster bar, comfortable lounge, spacious main dining area, and outdoor patio.

In designing the interior fit-out for Felipe’s at the Shops at Kenilworth, JP2 was able to bring to life the flare of an authentic Mexican Taqueria. When you step inside your senses are awakened by the vibrant atmosphere created through the selection of materials and finishes including imported Mexican tiles, original art work, custom light fixtures and by the aroma of authentic scratch made tacos.

Project: Pike 7 Office

Pike 7 Plaza is an outdoor retail development in Tysons, Virginia, just outside of the Washington beltway.  The proposed office space is to be located in an existing two story brick building, currently used as a fitness center, at the rear of the project.  The building will be painted and the existing fenestration will be replicated across the facades to provide the office space with abundant natural light.  A portion of the lower roof will be converted to a deck accessed from the second floor.

The office building is linked to the retail center through an open air public courtyard space which will be upgraded with new accent paving, landscaping and an overhead framework of lights.  The courtyard will provide both casual seating and tables and chairs for adjacent cafes and restaurants and will be an added amenity for the offices.

The Maryland State Fairground is home to Maryland’s largest industry: agriculture. This project started with an overall analysis of the property and identified ways to improve the site wayfinding, site circulation and created an improved sense of place. Our design focused on not just signage but on iconic building elements that signify entry and provide a visible path to the second level venues (OTB, Nick's Seafood and the large event space). The large event space, that can seat 500 people, was identified as a need from within the surrounding community. Events would include graduation ceremonies, proms, receptions, etc. and can adjust to various scales with the proposed design. Creating a stronger identity for the Maryland State Fairgrounds will help increase exposure and help make it a 12 month venue that is more approachable for the surrounding community.

The new headquarters for Better Engineering will be located within an existing warehouse facility and will encompase nearly 30,000sf of office space and an additional 65,000sf of factory production space. JP2 created a new interior aesthetic that embodies the brand of the company. All new interiors will be constructed for reception, professional office and administrative space, training, sales and gather spaces, both indoors and out for recreation and dining. JP2 advanced the opportunities of the existing structure to provide additional daylighting opportunities as well as taller ceiling heights throughout the offices.

3511 Clipper Road is a new, ground up 5 story, 55 unit, wood framed multifamily residential building in the Baltimore neighborhood of Woodberry. This development will provide an attractive and safe housing solution within a vibrant, eclectic neighborhood reinforcing the City of Baltimore’s desire to develop land that encourages community development around existing transit networks. The building accommodates mostly efficiency/studio and 1-Bedroom units. The outdoor amenity spaces include enclosed bike storage, patio space, and a café located in a shipping container with a community plaza. Residents also have access to the club room and exercise room in the building.

Revitalization of this older traditional shopping center in the City of Fairfax includes the addition of a new Ross anchor tenant in lieu of an empty grocery store building, and a complete canopy and facade renovation by JP2. Replacing a closed drug store with a new end-cap and multiple restaurants updates the existing 104,000 sq ft open-air, community-based shopping center. Collaboration with the local jurisdiction ensures the renovated project reinforces the local vernacular and is a showcase of re-development for the area.

Project: The Lifestyle Center at the Mall in Columbia

The Mall in Columbia in Howard County, Maryland continues to be a premier shopping destination in the Baltimore/ Washington metropolitan area. The Lifestyle Expansion is a 75,000 sq ft open mall addition that includes new restaurant and retail spaces along a landscaped promenade connecting the west side of the existing mall to pedestrian public spaces. The expansion provides a continuous east to west connection through the mall to adjacent mixed-use neighborhoods and amenities for both visitors and nearby residents. Sustainability has been carefully incorporated into the design, particularly with water efficient landscaping and storm water management, water use reduction, and optimal energy performance standards. Selected building materials compliment the surrounding environment as well as the landscape of adjacent amenity spaces.

Project: Eastgate Shopping Center

Expanding on an extremely popular community center, the latest development at Eastgate is a freestanding multi-tenant structure that replaces a former service station. This new 7,500 sf building adds to the warmth and character of its surroundings with brick, stone and ample exterior seating for new restaurants. The building opened in spring of 2017, fully leased and has inspired other tenant improvements on the property.

The Shoppes at DePiero Farm is a 224,000 sq ft shopping center planned for a former agricultural and farm stand site in Montvale, New Jersey. The project incorporates the iconic imagery of barns and equestrian stables, characteristic of the surrounding area, into a modern retail development. The project is anchored by a 140,000 sq ft Wegman’s supermarket with 84,000 sq ft of additional shops and restaurants. The six retail buildings incorporate stone and natural wood accents complimenting traditional roof forms. The junior anchor building features a flat, sustainable vegetated roof.

Congressional Plaza is a 325,000 sf regional shopping destination located in Rockville, MD. Featuring a diverse mix of boutiques, national retailers, restaurants, and a grocery store, the property has been transformed to meet the needs of the surrounding community.

Project: Broadway/New Market Building
Client: South Broadway Properties, LLC/Chesapeake Real Estate Group

As part of the larger Marketplace at Fells Point development, the existing historic market buildings will be renovated and re-leased, bringing another layer to the retail experience along Broadway. In addition to renovation of the two existing markets, a brand new third market building increases tenant space and creates the appeal as a local shopping destination. Initial concepts for the third market building desire to create a landmark building within the surrounding historical context, using various materials, colors, and compositions.
