Project: Belmont Park
Client: Extell Development Company

The project on New York’s Long Island is a mixed use master plan including retail, restaurants, entertainment venues, office, hotel and residential uses. The new development is centered near the existing Belmont Park Grandstand with a lifestyle shopping district complete with amenities and over 800 new residences. The development also proposes to extend the existing train station to a year-round commuter stop with 3 new residential towers above the existing platform.

Project: Staten Island Mall - Sears Conversion
Client: Brookfield Properties

The conversion of the Sears at Staten Island includes downsizing the two-story anchor tenant to 39,500 sf on the first floor. This will allow for a variety of tenants to be included in the modifications to the anchor box. The German grocer Lidl will be the adjacent tenant to the downsized Sears; alterations to the upper floor will include the global retailer Primark. The space previously occupied by the Sears Tire, Battery, and Accessories has been converted into an outward facing space for The Container Store.

Project: Jefferson Valley Mall
Client: Simon Property Group

Simon Property Group engaged JP2 to renovate the 720,000 sq ft Jefferson Valley Mall. Renovations focus on a new exterior image for the center achieved by the removal and rebuilding of much of the north facade, to create a new ‘lifestyle’ line-up of outward facing restaurants and retail. The design aesthetic draws from the natural vernacular of the Hudson River Valley and includes stone and natural wood. A new mall entry amid this new facade leads directly to the newly configured food court. Other renovations include a complete redesign of existing entrances and converting a former lower level cinema into a national sporting goods retailer.
