Project: Merriweather District
Client: Howard Hughes Corporation

The Merriweather District is a vibrant live-work community on a 68-acre piece of land in Downtown Columbia, Maryland. Located adjacent to Merriweather Post Pavilion, the mixed-use development project encompasses a full build out with over 750 residential units, approximately 1.2 million sq. ft. of office and 185,000 sq. ft. of retail shops and restaurants on about 22 acres. Master planning design components are centered around an active public park that will act as the district's center for activities including concerts, outdoor dining, ice skating, and other civic programming. Paths and walkways tie the area together and connect to other areas of Downtown Columbia, including a natural conservation area. Merriweather District is the first LEED Neighborhood Development v4 in Maryland and only the second development to achieve it on the East Coast.

Project: Park Heights Master Plan

JP2’s solution to the master plan competition for Central Park Heights revitalizes vacant and underdeveloped parcels in the northeast Baltimore neighborhood . The plan includes single family homes, duplexes, townhomes, multi-family residential, and senior living. The proposal also includes multiple retail locations, co-working space, parking, and a medical office building, ensuring that this neighborhood has access to everything needed for a livable and thriving community.

Project: Entertainment Village Master Plan

JP2 created a master plan for a new entertainment village in Atlanta, just south of the Mercedes-Benz Stadium fora major national urban revitalization company.

The concept is driven by the clients’ objective to cultivate communities by developing spaces that cater to a diverse demographic. A collection of uses that includes restaurants, a concert venue, a covered plaza, and a hotel, complete with an expansive pool deck, creates an environment that will be the foundation for a district

Project: 2600 Sisson Street

JP2 master planned the site for a proposed 300+ unit multifamily project in the Remington neighborhood of Baltimore. The project featured street facing amenity spaces as well as two massive courtyards, one internal to the project, and a pool deck with southern exposure. The project a mix of studios, 1-bedroom units, and 2-bedroom units, complete with structured parking for the residents.

Project: Westport
Client: ReThink Community

JP2 Architects worked to create a masterplan for Westport, a barren 43-acre landscape on Baltimore’s southern waterfront. Complete with 1,500 market-rate townhomes and apartments, waterfront parks, and retail and office space, the firm sought to bring the idle peninsula to life with a vibrant work-live-play community where residents and citizens could relax and enjoy city living. The emphasis of this masterplan is to connect with the surrounding neighborhoods and provide public spaces that support the art of gathering for recreation, commerce, living, boating, and convening with nature.

Project: Lutherville Station
Client: MLR Partners and Kinsley Properties 

Sitting between Yorkridge Shopping Center and the Lutherville Light Rail is the proposed Lutherville Station project, a mixed-use development that combines 450 apartment units, 100,000 sq. ft. of office space, 75,000 sq. ft. of retail, and associated parking. A significant portion of the master plan site design is dedicated to open green space, providing an amenity for the residential tenants as well as the general public. This plaza features a wide lawn area for gatherings or recreation, as well as more intimate zones for smaller groups or individuals to enjoy the outdoors. The apartments are four-story, “stick-built” construction with internal courtyards, and surround a pre-cast concrete parking structure. The office building design features an independent, five-story structure with the potential for retail and restaurants on the first floor. The facades of the buildings feature a mix of traditional and contemporary materials in a variety of shapes and roof forms.

Project: Innovation Square Master Plan
Client: Seavest

Located in Cleveland, OH, JP2’s master plan for Innovation Square, provides a professional medical office building in proximity to the renowned Cleveland Clinic. The building contains 12,500 sf of retail on the ground floor and five levels of office space for medical providers. On the adjacent site there is a parking structure that sits within a veneer of 144 residential units.

Project: Friendship Village Master Plan

JP2 completed a master plan for Friendship Village, located in Atlanta, GA, adjacent to Mercedes Benz Stadium. This plan, covering several city blocks, provides a one stop shop for its community and includes 90 co-living units, 68 townhomes, 1,123 apartments, 49,500 sf of retail and restaurant space, 105,000 sf of office space, and a 30,000 sf grocery store. The plan recognizes the client’s mission to stabilize neighborhoods and strengthen communities by creating a mix of workforce housing opportunities.

JP2’s master plan for The Apartments at City Vista features nearly 300 apartments, retail and office space as well as several exterior amenity spaces. The pool deck is slated to sit at the top of project with astounding skyline views of downtown Nashville. City Vista is the keynote site in a larger development that includes additional multi-family units as well as traditional townhomes in an urban setting intertwined with public green spaces.

Monocacy Park - Frederick, MD
Client: Wormald Companies

This townhouse community offers the best of both worlds; nature and convenience. You can walk to your favorite retail shops, restaurants and grocery store as well as to the park, trails and ball fields along the Monocacy River. This project draws upon the rich architectural history of Frederick, yet provides contemporary conveniences in the 200 plus townhomes.

Project: The Apartments at Westown
Client: Commercial Development

This master plan for a new residential community in Middletown, Delaware includes over 270 residences spread over 5 buildings. The site plan features a central communal green space linking all the buildings sharing a linear park with multiple fountains, a concert pavilion and formal gardens. The overall community includes amenities such as enclosed parking, a multi-level club house with multiple pools, a tot-lot, dog park, recreational ball fields and a dedicated barbeque/picnic pavilion.

Project: Sao Jose Horizon CAC 2
Client: Construtora Sao Jose/Jorges Participacoes

This complex master-planning project is located adjacent to and includes the Globo Headquarters in Sao Paulo, Brazil. The masterplan both re-images the existing eight story building as well as planning for the future construction of up to five new office towers containing 190,000 m2 of office space, and 10,000 m2 of street and plaza retail. Over 5,000 parking spaces are housed in below and above grade garages. The project massing creates several unique keynote buildings, making this an attractive location for international corporate headquarters.

Located in the Goias province of Brazil, the Valley of Novo Mundo is large parcel of land planned as the first mixed-use development in Goiania. The JP2 masterplan includes over 1,100 condo units, two hotels, an office tower, and retail tenants. The central park is designed to be an extension of a natural spring that currently exists on the site. The project is strategically planned to be developed over time, meeting the needs of the market.

Client: Corporate Office Properties Trust

This new development maximizes land use by combining lifestyle retailers with new luxury apartments in White Marsh, Maryland. The project creates over 400 new high-end residences with feature amenity spaces, secured parking and walking trails. The residences share the site with new restaurants and cafes as well as convenience retailers. The project is within walking distance to existing shopping destinations such as the Avenue at White Marsh and White Marsh Mall.

Project: Hunt Valley Residential
Client: Akridge

JP2 collaborated with the Akridge Development team in this masterplan for the Verizon Office Building Site in Hunt Valley, MD. The masterplan includes 584 apartment units with a club house and full amenities. The plan preserves the existing Verizon Substation on site.

Project: Brickworks
Client: The Wormald Companies & Greenberg Gibbons

The development of a 65 acre former brick yard into a mixed-use community, the Brickworks masterplan includes retail, restaurants, hotels and residential properties. The plan combines uses to create a walk-able core as well as major retail areas, capitalizing on the site's interstate road frontage.

Project: Belmont Park
Client: Extell Development Company

The project on New York’s Long Island is a mixed use master plan including retail, restaurants, entertainment venues, office, hotel and residential uses. The new development is centered near the existing Belmont Park Grandstand with a lifestyle shopping district complete with amenities and over 800 new residences. The development also proposes to extend the existing train station to a year-round commuter stop with 3 new residential towers above the existing platform.

Project: Bay Bridge Marina
Client: Brother's Property Group

This master plan envisions infill development for the Bay Bridge Marina, located just off Route 50 on the eastern end of the Chesapeake Bay Bridge. The existing 50 acre property is includes a 325 slip marina, 16,000 sq ft boat maintenance facility, and four office buildings, including a yacht club and pool. JP2's master plan proposes to create a true mixed use village with the addition of waterfront residential buildings, retail, additional office space and an Inn all oriented around the harbor basin.

Project: Arbor Walk
Client: Simon Property Group

Located along the MOPAC highway corridor in Austin, Texas, The Shops at Arbor Walk features 625,000 sq ft of retail, complimented by department stores, large format retailers, and clusters of restaurants overlooking lakes at either end of the site. The masterplan ties the structured parking directly into highway access.

Project: Wye River - Aspen Institute
Client: The Aspen institute

The site of the historic Middle East Peace Accords in 1998, the Aspen Institute's Wye River campus is planned for expansion to include a new conference center with additional guestrooms and other amenities. JP2 provided master planning and entitlement representation, gaining approval from Queen Anne's County, Maryland. The plan respects the original neo-classical estate home architecture and associated colonial gardens.

Project: Rio Preto
Client: Iguatemi

Designed the most established mall developer in Brazil, this project is planned to be constructed in three phases. The project is a three level shopping mall with two commercial towers for a total of 163,600 sq m leasing area. JP2 collaborated with the renowned international planning and landscape firm EDSA to create the retail diagram and exterior design for this mixed use project.
