Project: Westfield Annapolis - Food Court

JP2 Architects provided a flagship renovation for Westfield’s Annapolis Mall. The first phase of this retail interior design effort included renovations to an approximately 800-seat food court including all new lighting, finishes and furnishing. The interior design draws heavily on imagery from the project’s Chesapeake Bay proximity and heritage of nautical and water’s edge motifs.

Project: Plaza Las Americas - Food Court

The largest and most successful food court in Puerto Rico renovation provides a lively, modern aesthetic with three distinct seating areas accommodating up to 1,200 patrons. The renovation includes the addition of a new sky light over the feature seating area to brighten the space, new floor tile, column covers and new pendant and ceiling mounted lighting.

The existing food court in Plaza del Caribe is renovated, expanded and re-furnished to provide clean, modern tenant storefronts, as well as discrete seating areas for 800 patrons. Tenant facades are detailed with a wood louver system flanked by back painted glass demising piers providing a fresh tenant image while incorporating existing building system requirements. The central skylight area includes concentric banquettes surrounding bronze sculpture by the world–renowned artist Fernando Botero. The new design not only renovates and expands the food court, but also creates a new connection to the existing mall concourses.

This new main entrance and porte-cochère for the 2 million sq ft Plaza Las Americas Mall creates two new keynote restaurant locations, including The Cheesecake Factory’s first location in Puerto Rico. The new entry features an illuminated tower acting as a beacon visible from parking areas and the adjacent expressway, and serves as an exterior prelude to several newly renovated concourses within the center.

JP2 worked with the client to establish a new brand, logo, and prototype retail store for their first permanent establishment in Towson Town Center. This electronics boutique and repair center features clean, crisp design elements with highlighted elements in the brand's color. With a very limited budget, JP2 refined a vision and created a keynote retail space in a prime section of the mall.

Project: Charm City Medicus
Client: Charm City Medicus

Charm City Medicus was one of the first medical marijuana distilleries to open in Maryland after the renovation of an existing 3,600 sf space in Baltimore County. The project includes a waiting area, a separate sales area, and a secure storage area. Security measures include interior and exterior video cameras, as well as a lock system requiring a key card and thumb print verification.

Conceptual study to repurpose an upper level space in a community center to a new, vibrant 14,000sf speculative office. JP2 created conceptual plans and renderings for the owner to solicit potential tenants to be a part of a newly renovated center with immense amenities.

Project: Rio Preto

Designed the most established mall developer in Brazil, this project is planned to be constructed in three phases. The project is a three level shopping mall with two commercial towers for a total of 163,600 sq m leasing area. JP2 collaborated with the renowned international planning and landscape firm EDSA to create the retail diagram and exterior design for this mixed use project.

Project: Harrisburg Mall - Anchor Conversion
Client: St. John Properties

The proposed office is a reposition of a vacant anchor within an existing regional mall. The available surface parking, access to proximate highways, as well as a direct connection to the mall make this office a prime location for its users. The existing structure will be modified to include all new exteriors, a new 2-level central atrium space, and numerous skylights to provide natural light to both levels. The proposed design embodies the firm’s principles of open office and collaborative working spaces.

Southern Streams is a 5 story, 123,000 sf heath & wellness center for the Broadway East neighborhood of Baltimore. It is planned to house a new library, health clinic and the corporate headquarters for the Mary Harvin Transformation Center. This building is more than just ‘bricks and mortar’ to the neighborhood, it is the center piece of a masterplan and represents hope and healing for a neighborhood that has suffered greatly and until now has not participated in the current economic expansion.

This four story residential building with dual courtyards and an attached parking garage was developed to maximize parking and unit count in a small parcel of land. The program included 190 units ranging from studio to 3 bedroom, and provided a more traditional residential curb appeal to intergrate with the surrounding neighborhoods.
