The residential component features design-forward, attainable apartments that emphasize natural light, flexible layouts, and shared communal amenities. These spaces are intentionally crafted to meet the needs of young professionals and creatives alike.

But residents don't just live here-they become part of a purpose-driven ecosystem. Every day offers opportunities to engage with neighbors, contribute to civic life, and collaborate with changemakers who call this interconnected community home.

Project: Opal Apartments
Client: The Dolben Company, Inc. / Klein Enterprises

Opal Apartments is a multi-family development situated in Prince George’s County. Upon completion, Aura will rise six stories high, encompassing an impressive 570,639 square feet and accommodating 379 units. True to its namesake, the design exudes an ethereal quality, with elegant curves delicately delineating each space, crafting distinct atmospheres throughout. Embracing the concept of a sanctuary for reprieve and rejuvenation, natural wood tones intertwine with sumptuous hues, fostering an organic flow that guides one’s journey through the premises—a dreamlike environment that stimulates both the mind and the senses.

Project: Village Center at Stadium Place

Multi-Unit Renovation  10,000SF

The team was there from the beginning, from concept to construction. Our team was focused on one goal: create a comfortable and welcoming environment for older residents with a slightly upscale look in Baltimore City, MD for people 55 and over.

To build on a budget and create affordable housing that looks and feels like market rate apartments, we had to start from the ground up. Starting with retail on the ground floor and interior common areas through out-such as:  game rooms, reading rooms, conference rooms and management office.

Bright, open spaces that invite repartee or small group socializing. Complementary textures and bold, but soothing colors make the space feel vibrant and alive. There’s always a place to tuck in with a good audio book or visit with someone close in cozy conversation pits. Or, “ride the nine” at the pool table while your friends cheer you on.

Project: MarketPlace at Fells Point
Client: The Dolben Company, Inc/Klein Enterprises/Metropolitan Management Co.

Located in Historic Fells Point, Baltimore, MD, these new urban lifestyle apartments feature open rooms maximizing exterior daylight and views. The bulk of the units open onto a private courtyard space complete with fire pits and water features. Many of the units are rehabbed historic buildings from the late 1800’s with large windows and unique special features. The apartment buildings have direct access to over 100 community retail and entertainment venues on the Fells Point waterfront. In addition to the private courtyards, the project also features a club room, lounge, fitness center, and secured parking for the residents.

2015 ULI Baltimore Wavemaker Award – MarketPlace at Fells Point
This mixed-use project contains 159 apartments above 27,000 sf of retail. The project is sited in the historic waterfront Fells Point community, and retains the original street buildings while giving a modern appeal to the new construction.

Project: Jackson Ward

Multi-family Unit Renovation 30,000 SF

This interior design project focuses on the revitalization of affordable housing within the historic Jackson Ward neighborhood of Richmond, Virginia—an area rich in African American cultural heritage and once known as the “Harlem of the South.” The design approach is grounded in community-first principles, celebrating the neighborhood’s identity while creating dignified, functional, and inspiring living environments for residents of all ages.

The scope includes the interior design of multi-family residential units and shared communal spaces, aiming to balance cost-effective solutions with design integrity. Thoughtful material selection, natural light access, and warm textures are prioritized to foster comfort, wellness, and a sense of belonging.

Community engagement is central to the design process. The project team collaborated with residents, neighborhood leaders, and housing advocates to ensure spaces reflect the lived experiences, aspirations, and daily needs of those who call Jackson Ward home. The design celebrates the neighborhood’s legacy through culturally informed design elements—such as curated color stories, local art, and historical references that preserve the past while looking toward the future.

This project stands as a model for how design can restore connection, pride, and equity in underinvested communities, proving that affordable housing can—and should—be beautiful, resilient, and rooted in place.

Project: National Federation of the Blind

Strategy | Interior Design/Architecture 19,000 SF

The National Federation of the Blind (NFB) is the largest organization of blind/low-vision people in the United States. NFB’s headquarters, located in the South Baltimore/Baltimore City, currently occupies over 100,000 square feet of office, sleeping quarters, a large assembly room, a large braille library and education center. As part of their daily operations, the building frequently hosts meetings, workshops, symposiums, and other types of large events. These events draw attendees from across the country-organizational leaders, youth, seniors, community members, families, and other visitors.

Therefore, visitors may stay a night or more at the building during such events. As such NFB identified a need for improved guest capacity and related multi-function spaces with the creation of a hospitality suite as opposed to simple sleeping quarters.

The space was tailored to meet the goals of the organization while providing a warm and engaging space that tells a story of courage, love and respect. The space has different settings that are comfortable and welcoming, characterized by furniture, finishes, materials, interior architecture and lighting. The new experience resonates with guests because every aspect relates to a strong narrative as defined by the brand promise. “Together with love, hope and determination, we transform dreams into reality.”

Project: Mount Villa Apartments at Turf Valley
Client: Mangione Family Enterprises

The Mount Villa Apartments are located right in the heart of Turf Valley and have views to the surrounding resort and community. The five buildings will total over 180 apartment units that will be brought on-line in phases. The clubhouse will be a unique feature for the residence and will house the leasing office, exercise room, business center, entertainment room, and a host of other amenities. The Villa Apartments aim to attract high end tenants and provide an experience in keeping with the excellent reputation of Turf Valley.

Client: Federal Realty

Located immediately adjacent to Federal Realty's headquarters in Rockville, Maryland, this 49-unit development expands the existing award-winning Crest Residential project. Its residential units feature open living spaces with exterior balconies. In addition to the upscale units, the project includes a business center, fitness center, and an indoor/outdoor resident lounge featuring multiple fireplaces.

JP2 provided a comprehensive signage package for new 49-unit development at The Stories. Located immediately adjacent to Federal Realty’s headquarters in Rockville, Maryland, this development expands the existing award-winning Crest Residential project. Its residential units feature open living spaces with exterior balconies. In addition to the upscale units, the project includes a business center, fitness center, and an indoor/outdoor resident lounge featuring multiple fireplaces. The sign package draws on the materials used throughout the project to bring an overall cohesive design throughout.

Project: Flour House
Client: RWN Development Group, LLC

JP2’s conceptual design for a collection of urban lofts focuses on incorporating the existing rich backdrop of exposed brick and timber frame structure in the historic Flour Warehouse in downtown Baltimore. With retail space on the street level and studio and one bedroom dwelling units above, the Flour House will fill a growing niche in the market for contemporary urban living.

Project: The Dorothy J
Client: Commercial Development

Located in the Central Forest Neighborhood in northeast Baltimore City, The Dorothy J Apartments is the renovation of a 3-story, 44,000 square foot apartment building. Built in 1962, the existing building consisted of 44 residential units but fell victim to a fire in early 2006, leaving only the shell intact. JP2’s design modernizes the unit layouts to include updated open kitchen plans, a second bathroom in 2 bedroom units, and laundry facilities within the units. This is achieved while maintaining a 44 unit count within the existing shell of the building and providing fair housing compliant units on the first level. The exterior design is upgraded to set the building apart from similar surrounding properties while maintaining a construction budget that allows the owner to provide affordable housing to families with limited income.

Project: Ellicott's Retreat Clubhouse
Client: Ryan Homes

The Ellicott’s Retreat Clubhouse is a one-story wood-framed community clubhouse located centrally to 10 townhome buildings in a 55+ residential community. JP2 Architects designed the exterior of the clubhouse to integrate well with the more traditional residential homes surrounding it, while the interior adds a more clean, contemporary feel. The clubhouse’s great room is a gathering space with an adjacent kitchen and covered porch. Beyond the covered porch is a firepit for outdoor gathering. Also included in the interior design are a business meeting room and fitness space, including elliptical machines and space for yoga and aerobics instruction.

Project: Rockville Town Square
Client: Federal Realty

JP2 Architects designed these modern, loft style apartments to infill vacant retail space along secondary and tertiary streets restoring a vibrant and pedestrian-friendly street level. These multifamily housing units feature street entries with 20–24-foot ceiling heights, open floor plans, and exposed brick interiors.
